You can easily check your potential tenant’s credit report before renting out your property directly through the three major credit bureaus – TransUnion®, Equifax®, and Experian®. There are also a few property management software platforms that help you check credit scores and credit reports easily on one platform. Usually, landlords request their potential tenants’ credit reports to check if they have a history of on-time payments, unpaid debts, and general background on how they’ve managed their finances to get a sense of how reliable they will be with on-time rent payments.
It is not legally required to check a tenant’s credit score or report, but it is done sometimes, especially in areas and neighborhoods that are in high demand. Note that landlords cannot perform a credit check without the tenant’s prior approval and ID details such as social security number.
